🛠 Offers Water Damage Service
Our insurance company got us in contact with Branamjames Construction after we sustained significant water damage that required all of our tile floor to be replaced, that included redoing three full bathrooms. I am giving this 3 stars because in the end the quality of work was good and we had a good experience working with Nathan. The reason why this is marked down by 2 stars is from the fact that this project went so far past the timeframe communicated, and from the numerous difficulties we encountered when working with Kelly. Anyone working with Kelly should know that you will need to carefully look over any estimate from her, line for line. We found several pricing errors that would have resulted in us overpaying significantly if we did not catch them. One example of this would be we communicated with Kelly that we did NOT want the water closet in the Master Bathroom to have the walls tiled, in her initial estimate she included the water closet to have the walls tiled which cost an extra $2,500. Another example for pricing error would be our pocket door, the door we selected the price included the door framing however, Kelly had a separate charge of $800 for the door framing. If we did not catch that we would have ended up paying for the door framing twice. There were several others but these are just a couple examples. One delay we encountered towards the end of this project was our window ledges, we were switching out the wood ledges for white marble that was included in our contract from the beginning (this was not a change order). Nathan could not schedule them to be installed until Kelly had ordered them. It took several weeks to hear back from Kelly about the window ledges and in the end her response was “I do not recall us talking about the window ledges, would you like me to get you pricing?”. At that point I had to take a screen shot of her own contract where the window ledges were included and send that to her. Organization and attention to detail are not Kelly’s strong suits. After the plans and estimates were all singed and agreed to Kelly told us this would be a 5 week project (start to finish). I called Kelly before booking our rental to verify that 5 weeks is how long we would need to move out of our home and book this rental, she said yes 5 weeks. I would like to emphasize that there was clear communication between Kelly and I about this being a 5 week project because as we approached week 14, Tony from their office tried to say there was some misunderstanding and that this was never a 5 week project. In the end this project took 23 weeks total. One of the major delays in this project was at the beginning, they demoed our home the first week as planned however, they did not have any contractors lined up for install. Three weeks went by with no progress, we were told that in those three weeks they were collecting estimates from contractors for install but the quotes were coming back “too high”. After three weeks of nothing being worked on in our home our insurance company had to get involved and only then did they hire contractors. If we did not have the involvement from our insurance company I do not know how long they would have been dragged this out. Another thing I would like to mention is that during this project all of our tools from our garage were stolen. I would like to end this review with a positive note about their Project Manager Nathan, he communicated with us throughout this project and really did the best he could to get the delays mitigated. Nathan went the extra mile for us in the areas that he could, which included working late and doing things hands on himself to make the house livable for us to move back in at the 15 week mark. It was a joy to work with Nathan and we would work with him again in the future.
